Home Loan EMI Calculator India 2026: Down Payment, LTV, and Prepayment

A home loan calculator helps connect property budget with monthly EMI. Instead of entering only the loan amount, it starts from property value and down payment, then estimates the loan amount, loan-to-value ratio, EMI, total interest, and repayment schedule.

Home loan amount formula
Loan amount = Property value - Down payment
For example:
- Property value = Rs 75,00,000
- Down payment = Rs 15,00,000
- Loan amount = Rs 60,00,000
Loan-to-value ratio
Loan-to-value, or LTV, compares the loan amount with the property value.
LTV = Loan amount / Property value x 100
In the example above:
- Loan amount = Rs 60,00,000
- Property value = Rs 75,00,000
- LTV = 80%
Lenders may use LTV along with income, credit score, property type, age, and employment profile when evaluating a home loan.
EMI formula
The calculator uses the standard EMI formula:
EMI = Principal x monthly rate x (1 + monthly rate) ^ months / ((1 + monthly rate) ^ months - 1)
Where:
- Principal = home loan amount
- Monthly rate = annual interest rate / 12 / 100
- Months = loan tenure in months

Annual prepayment
The Home Loan Calculator also allows an optional annual prepayment amount. This is treated as an extra principal repayment after each completed loan year.
Prepayment can reduce:
- Total interest paid
- Number of months needed to close the loan
- Outstanding balance faster than regular EMI alone
Actual lender prepayment rules, charges, timing, and floating-rate changes may differ.

- EMI is paid monthly.
- Annual prepayment is applied as extra principal after each completed year.
- Stamp duty, registration, processing fees, insurance, tax benefits, floating-rate changes, lender eligibility, and legal/property checks are not included.
