Eligibility EMI formula
Gross eligible EMI = Monthly in-hand income x eligible EMI percentage
Available EMI = Gross eligible EMI - existing monthly EMIs
For example:
- Monthly in-hand income = Rs 1,50,000
- Eligible EMI percentage = 45%
- Gross eligible EMI = Rs 67,500
- Existing EMIs = Rs 15,000
- Available EMI for new home loan = Rs 52,500
Eligible loan amount formula
Once available EMI is known, the calculator uses the reverse EMI formula to estimate the supported loan amount.
Eligible loan amount = EMI x ((1 + monthly rate) ^ months - 1) / (monthly rate x (1 + monthly rate) ^ months)
Where:
- EMI = available EMI after existing obligations
- Monthly rate = annual interest rate / 12 / 100
- Months = loan tenure in months
This is the reverse of the standard EMI Calculator formula.
Property budget check
Eligibility alone is not enough. You also need to compare it with the property you want to buy.
Required loan amount = Property value - Down payment
Loan gap = Eligible loan amount - Required loan amount
If the loan gap is positive, your estimated eligibility covers the target property loan amount. If it is negative, you may need a higher down payment, lower property budget, longer tenure, lower existing EMIs, or additional co-applicant income.

Assumptions
- Monthly income means in-hand income after tax and payroll deductions.
- Existing EMIs reduce the EMI available for a new loan.
- Interest rate is treated as fixed for the estimate.
- Eligible EMI percentage is user-entered and may differ from lender policy.
- Processing fees, insurance, stamp duty, registration, tax benefits, floating-rate changes, and legal/property checks are not included.
